Sandbox 38-50 Pritchards Road, Hackney

Sandbox operates a single serviced ground-floor unit at 38-50 Pritchards Rd, a converted industrial/warehouse building in Hackney tucked just off Regent's Canal between Broadway Market and London Fields. The building is shared by several small studio/office occupiers (design, media and creative businesses), giving the block an industrial-creative feel behind its distinctive black-and-pastel painted frontage.

Unit D is a 1,183 sq ft ground-floor serviced office for up to 28 desks, priced at £3,500 pcm exc VAT and available now. The space has an open-plan industrial fit-out with exposed pipework, high ceilings and good natural light. Included: 24-hour secure access, a company mailing address, weekly cleaning, on-site showers and a shared kitchen; the building is dog friendly.

Cambridge Heath Overground is roughly a 7-minute walk, with Bethnal Green (Central line and Overground) about 11-12 minutes and London Fields Overground around 9 minutes (walk times vary slightly by source, verify). The unit sits in the Broadway Market / London Fields pocket of Hackney, a well-established cluster of independent cafes, retail and creative-industry occupiers.
