Rx London The Heals Building, Fitzrovia

The Heals Building is a Grade II* listed former factory, department store and art gallery on Tottenham Court Road in Fitzrovia, originally built in 1810 for Ambrose Heal and later a landmark gallery that exhibited Picasso and Matisse. Bought by investor KKR in 2021 and comprehensively restored with developer General Projects, the c.135,000-180,000 sq ft building has been reconfigured into design-led office floors above Heal's own retail space, entered via a new reception on Alfred Mews and a second entrance on Torrington Place, with a landscaped communal courtyard, a ground-floor club lounge and a café bar.

Five private office floors/units are currently available, ranging from 2,090 to 5,180 sq ft, quoted landlord-direct at £20-£95 per sq ft per annum (one unit is rent on application). All prices are monthly GBP once converted from the quoted annual per-sq-ft rent. The suites are handed over in Cat A / "Not Fitted" shell condition — occupiers fit them out themselves — so no per-desk pricing or desk counts are published.

Goodge Street and Tottenham Court Road (Elizabeth line, Central, Northern) underground stations are both a short walk away (verify); Warren Street and Great Portland Street are also within walking distance (verify).
