Workplace Plus Lloyd's Avenue, Fenchurch Street

10 Lloyd's Avenue is a modern glass-and-bronze office building on a prominent corner site where Lloyd's Avenue meets Crutched Friars, in the City of London's Fenchurch Street / Lloyd's insurance district, EC3N 3AJ. It sits on the same short street as two other separate buildings already in this pipeline — the Grade II listed 1908 building at 8 Lloyd's Avenue (EC3N 3EL) and Rubix's 6 Lloyd's Avenue (EC3N 3AX) — and is a distinct, more modern block from both. The building has been comprehensively refurbished to provide 819-9,165 sq ft of fitted office space across its floors, with an upgraded manned reception and commissionaire, two automatic passenger lifts, raised access flooring, air conditioning, showers, lockers and bike storage.

Two fitted private office floors are marketed here through Workplace Plus: a 12-desk suite (819 sq ft, £8,300/mo, £692/desk) matching the building's own '1st Floor North' unit, and a 36-desk suite (3,376 sq ft, £32,300/mo, £897/desk) on one of the building's larger upper floors (exact floor not stated in our data). Both are quoted on 3-5 year terms with meeting rooms fitted in. Note: these are Workplace Plus's fitted/managed product prices — the landlord's own letting agent quotes a plain base rent of £57.50/sq ft for these floors (roughly £3,900/mo and £16,200/mo respectively), well below the managed figures, because the sheet price bundles furniture, meeting rooms and service charge (see flags).

Fenchurch Street mainline station is under a minute's walk, with Tower Hill (Circle & District), Tower Gateway DLR, Aldgate and Monument all close by (verify exact walk times before publishing).
